Foster / Sheridan Traffic Study
Study Overview
Sam Schwartz Engineering PLLC (SSE) conducted an analysis of the traffic and parking impacts for the proposed redevelopment of a Dominick's Finer Foods grocery store in the Edgewater neighborhood. The purpose of the traffic portion of the study was to determine the existing traffic issues in the area, then estimate the impact that the trips generated by the redeveloped store would have on adjacent road ways, and to propose any improvements that are necessary to improve the vehicular and pedestrian operations in the area. A parking analysis was conducted to determine if the parking provided by the development will meet the City of Chicago's code and its expected usage.
According to the site plan for the redevelopment project, the existing 38,978 square foot store and 108 space parking lot will be removed and a new store (54,718 square feet) will be built on the southern portion of the site. Additional property will be used (the Chicago Lodge site) in the plan. All parking will be provided on-site with 30 street level convenience spaces and 146 spaces on the roof of the store.Customers will access the site from a full access drive on Foster Avenue and a full access drive on Sheridan Road.
Study Summary
The redevelopment of the existing Dominick's Finer Food store at the northeast corner of Foster Avenue and Sheridan Road will not have an adverse impact on traffic conditions in the area due to the low volume of additional traffic. It will actually improve traffic operations by eliminating an access drive on both roads, providing for an on-site truck dock, and relocating the Foster Avenue driveway further east on Sheridan Road. Pedestrian access to the store from the parking lot and from the street has been improved and more accessible with two street level entrances and two elevators/three stairwells serving the rooftop parking.

Andersonville a safe haven for some in real estate debacle
From Medill:by Inyoung HwangMarch 12, 2009
In a recession that has seen massive job cuts and plummeting home values, realtors point to Andersonville as one Chicago neighborhood that has been a safe haven of sorts, where potential homebuyers appear to be more willing to take a chance on buying a home even before the overall market has clearly bottomed.
“It’s a very disparate marketplace here in Chicago right now,” said Tom McCarey, a real estate agent with @properties. “[Andersonville’s] kind of been impervious to the swings and fluctuations” in home prices, he added.
Pamela Ball, an Andersonville resident and real estate agent, said prices in the neighborhood are down 5 percent to 8 percent compared with a year ago.
Andersonville is technically located within Edgewater, which has seen a drop of 8.5 percent in home prices as of February last year, compared with Chicago as whole, which has seen a 10.2 percent drop, according to Zillow.com. Other North Side neighborhoods have been more distressed. Uptown, which borders to the south of Andersonville, has seen a 12.9 percent decrease in home prices, and Rogers Park, which is north of Edgewater, saw a 11.3 percent fall. CTA / Traffic Meeting
At the request of ASCO representatives who attended the presentation on the Berwyn Multi-Modal center, Ald. Mary Ann Smith has scheduled a conversation with the CTA with respect to the buses at Foster and Sheridan. The meeting will be March 18, Wednesday 6:00 PM, at the Ward office (5533 N. Broadway) with proposed agenda:
1. What buses and bus lines stop at Foster and Sheridan and idle, and why.
2. What are the issues this presents for the community
3. What solutions are in discussion, what impact would they have
4. Open discussion/ideas
The ASCO leadership had a commitment from previous developers of the Dominick's Sheridan/Foster development to include a bus by-pass in their design if they could obtain the Motel property. The Alderman signed on to this commitment. Now that the Dominick's corporation owns the property and the Motel property, the bypass is not being included. Instead, there is talk of the excess land being used for expansion of the Saddle and Cycle Country Club parking lot on the east. Crain's reports that the excess property on the North will be sold to a developer for a 400 unit residential development.
Purse Snatching on Sheridan
"It was definetely a Friday the 13th for an 82 year old Sheridan Road resident. She was returning from shopping at Dominick's on Glenlake at about 4:00 p.m., in broad daylight. She was on the SW corner of Glenlake and Sheridan Road. A short male, age and race unknown, approached her from the rear and grabbed her purse. When she clung to it, she was thrown to the ground, serious injuring her face.
Residents of 6030 N. Sheridan heard her screams and rushed to her aid, calling for an ambulance. She was taken to Weiss hospital where many stitches were used to close her head and face wounds.
Later another good samaritan found her purse on Thorndale, intact except for the cash."

New Bus Station: Berwyn / Broadway Project
Despite the traffic density on Sheridan Road, Ald. Smith is planning to put a new bus station on Broadway at the SE corner of Berwyn.
They have refused to answer questions about the impact on the various bus routes intersecting with Sheridan Road.
The following message was sent out by the Alderman's office:
Several months ago, the 48th Ward office held a public meeting for residents interested in helping the City of Chicago and CTA plan a multi-modal center at the Berwyn L. The concept included a new indoor CTA station, a bus turnaround, and a variety of other transportation and retail related amenities. The Alderman had asked each block club to appoint a representative to discuss transportation issues in the ward. The city and their consultants are now ready to come back to the community to present drawings incorporating ideas from the first meeting.
Please join this second conversation on March 11, Wednesday at 7:00 PM at 5533 N. Broadway. All are welcome.
This meeting is open to the public!

Aldi Signs 15-year Lease at Clarovista
Aldi replaces Staples in Edgewater project
By Samantha Sleevi, March 05, 2009
(Crain’s) — Discount grocer Aldi Inc. plans to open a store in a new condominium development in Edgewater after office supply retailer Staples Inc. backed out of the project.
A spokeswoman for Aldi, which is based in west suburban Batavia, says the Edgewater store is to open in May at Broadway Street and Granville Avenue and is one of six new Aldis scheduled to open in the Chicago area this year. Two more are in the city, in the Avondale and Auburn Gresham neighborhoods, and the others are in west suburban Harwood Heights, south suburban Orland Hills and far southwest suburban Plainfield.
The planned openings come at a time when few retailers are expanding due to the recession and a steep pullback in consumer spending. But grocery chains, particularly value-focused stores like Aldi, tend to fare better than other retailers in such markets, says Peter Graham, a vice-president with CB Richard Ellis Inc., who represented the Edgewater landlord.

Incredible Value or Property Value Killer?
Tomorrow is the ECC/EDC Planning & Development meeting at the Broadway Armory to discuss the "new concept" Aldi store which is being proposed for the Clarovista condo building. Check out our previous post here for details on the meeting. We just learned that Aldi is seeking a license to sell package liquor at this location.Representative's from Aldi as well as the building owner will be present. We've also received emails from multiple block clubs who will be present, as many oppose Aldi due to their reputation of being in poorer neighborhoods, what type of customers Aldi may attract, the potential to decrease property values, as well as opposing the selling liquor on Granville (which is currently not allowed). We appreciate all the valid concerns raised, and think they must be vetted, but I also think its a good idea to hear Aldi out about this "new concept."
