Proposed Complex May Be Built On Rare Undeveloped Sheridan Rd Land By 2021

After sitting vacant for up to four decades, a very rare parcel of Edgewater land that sits below a mecca of Sheridan Rd. high rises could see a new six-story complex as soon as 2021.

Developer Jason Vondrachek of Quest Realty Group is ready to build on the property at 5950 N. Sheridan Rd. which he purchased in 2018 from a group that wanted to build a Jewish school there but ultimately decided on another location. The unused space, which is almost an acre in size, sits next to the Colvin House (one of the area’s last remaining mansions) and across the street from Emanuel Congregation.

The proposed complex called Loft Lago was designed by Chicago-based Hanna Architects and would contain 59 apartments composed of one, two, and three bedroom units. Premium apartment would face the lakefront and a rooftop terrace would give unobstructed views of the water.

Though the design meets current zoning restrictions for the area, the developer is seeking a variance of six feet in height in order to give the apartments tall loft-like ceilings of 10 feet 6 inches. The relatively unadorned, box-shaped building  shown in the initial drawing would be clad in grey brick and contain 61 parking spaces located both inside and outside its walls.

According to Crain’s Chicago, Vondrachek said he bought the land for $2.9 million and is hoping to deliver in 2021. He also mentioned that one-bedroom units could start off at a hefty $1,500 per month. This will be his company’s largest project to date.

Initially approved by the Association of Sheridan Condo/Co-op Owners a month ago, Alderman Harry Osterman will hold a second community meeting for the proposed 5950 N. Sheridan building on Wednesday, June 12, 6:30 p.m. at Emanuel Congregation (5959 N. Sheridan). With the developer and his attorney in attendance to provide information, resident’s questions will be answered and a vote may be taken that will be advisory to the alderman.
