New Details Released About Proposed Edgewater Medical Center Project

MCZ-1In a newsletter released Friday by Alderman Patrick O’Connor, he shared new info and detailed drawings of the proposed Edgewater Medical Center complex.

The contract purchaser for the balance of the site, MCZ, has submitted a TIF application asking for  $10.7 million in order to help them complete the project. The City’s Department of Planning is now reviewing that money as well as the rest of the plans and will most likely have to negotiate the final details.

But Alderman O’Connor wants residents to know that this is not a done deal. “It is important to understand that the project is still under review and that MCZ is the contract purchaser, not yet the owner of the site (the estate is currently the owner), so bear in mind this is a proposal, not a finalized project,” he said.

MCZ-2If the current proposed plan succeeds, the complex will consist of 141 residential units, which is less then the 213 units originally envisioned. There will be 9 studios; 100 one-bedroom units; and 32 2-bedroom units. There will be no retail space.

The plan also will consist of adaptive re-use of some of the existing buildings as opposed to a completely new tower. This is the reason for the fewer units, but it should also help to ease the burden to area neighbors by avoiding heavy demolition.

They are also proposing a total of 141 parking spaces which will be located in the basement and first floor. The parking spots will consist of indoor spaces on both levels and outdoor spaces along the east side of the building.

MCZ-3According to City ordinance, 29 of the 141 units would be affordable housing. The developer will also turn over an adjoining park upon project’s completion.

MCZ has chosen an architecture firm “experienced in historic preservation,” Hartshorne Plunkard. They are hoping that acquisition of the property will be completed by this September, then demolition and gutting of the remaining structure would commence through March 2016. Construction would start in April 2016 and finish around June 2017.

They have also selected @Properties to handle sales in the complex. They are hoping occupancy would be completed by March 2018.
