Demolition Begins To Make Way For New Luxury Apartment Complex On Broadway

After back and forth with the community and Alderman Harry Osterman, City Pads LLC and Catapult Real Estate Solutions LLC gained approval from all parties earlier this year after revising a new luxury apartment building to be built in Edgewater. With city permits given to the project last month, demolition of the old structure on the site is currently underway with excavation to follow.

The new complex will go up at 6145 N. Broadway and is expected to take about one year to complete. According to their website, Chicago-based Summit Design + Build will be handling both the demolition and construction of the building.

The six-story, 31,000 sq. ft. building will offer 105 apartment units (45 studios, 40 1-bedrooms and 20 2-bedrooms), a private outdoor space and a fitness area. The building will also offer 45 ground-level parking spots and a 3,700 sq ft commercial retail space on the first floor.

The units at the property may fetch some of the highest rents in the Edgewater community. Studios are planned to rent forĀ $1,200-$1,300, 1-bedrooms for $1,600-$1,800 and 2-bedrooms for $2,000-$2,100. However, ten percent of the apartments would go at an affordable rate per city ordinance. Parking spaces will are expected to be about $125 per month.
