Andersonville Ranks In 2015 Top Ten Hottest Neighborhoods Nationwide

Redfin1Andersonville got big news this past week as it was named in the top ten hottest neighborhoods in the nation for 2015 by Redfin. Specifically, it ranked #7 nationwide and #1 for the the entire Chicago area which includes the suburbs.

Redfin is one of the top five real estate search engines with an estimated 6,000,000 monthly users. It is a technology-powered real estate brokerage with agents in 25 markets throughout the United States and is a pioneer in map-based real estate search engines.

So how did Andersonville make the cut? They feel it was all about compromise! According to Redfin, there are more houses finally coming onto the market and the buyers highest priority is affordability. They are no longer in need of the trendiest areas but still find convenience important. So both outlying suburban areas as well as hip urban neighborhoods are not being sought out as much. Instead the buyer is looking to compromise between the two, ‘they’re in a sweet spot where affordability and convenience overlap’.

Their decisions included listing page view increases,  favorites on redfin.com and Redfin ‘Hot Homes’ in each neighborhood. “Many homebuyers have recoiled from the dramatic increase in house prices in urban centers posted over the past three years,” said Redfin Chief Economist Nela Richardson. “They are now searching for more affordable places farther out. Expect the neighborhoods on this list to see high demand in 2015 as rock-bottom mortgage rates and a more lenient mortgage lending environment help make homeownership in expensive cities less costly.”

Last Humbolt Park was the hot neighborhood in Chicago, and they got it right as far as increase in sales. This year Andersonville/Edgewater  is poised to take over that top spot according to them. This year’s official list is:

  1. El Cerrito (San Diego, California)
  2. Dickinson Narrows (Philadelphia, Pennsylvania)
  3. East Atlanta (Atlanta, Georgia)
  4. Little Neck (Queens, New York)
  5. Bohemia (Long Island, New York)
  6. Curtis Park (Sacramento, California)
  7. Andersonville (Chicago, Illinois)
  8. Woodridge (Seattle, Washington)
  9. Crocker (San Francisco, California)
  10. Woodridge (Washington, DC)

In Chicagoland, these are the five hottest neighborhoods of 2015:

  1. Andersonville
  2. Garfield Ridge
  3. Brighton Park
  4. Lakeshore Historic District (Evanston)
  5. Ishnala (Palos Heights)

    I’m super glad to see Andersonville is No. 7 nationwide and No. 1 in Chicago. And I think Redfin got the reason for Andersonville’s awesomeness right…I moved here was because A-ville is a great compromise between hip and convenience, edge and congeniality. However, I have to question how Garfield Ridge made it to the No. 2 spot on the Chicago list. Believe me, I know Garfield Ridge…I lived in Garfield Ridge for some forty years (moved out in 2013) and my dad still lives there. And I know Brighton Park (because it’s really close to Garfield Ridge). Garfield Ridge isn’t what I’d call an exciting vibrant neighborhood. “Sleepy and boring” is how I’d describe it. Take away Bobak’s (Polish deli/sausage) on Archer Avenue (technically not quite in Garfield Ridge or Brighton Park) and there’s pretty much no reason to visit the area unless you need to catch a flight from Midway Airport. Garfield Ridge is pretty much the No. 1 reason I moved to Andersonville. :) Its inclusion makes me question the Redfin metrics. :)

  • The secret’s out about our wonderful neighborhood. It was only a matter of time. It’s safe. It’s clean. It’s convenient to everything. It’s got a great mix of residents. I’m glad I live around here.
