Overture High Rise Gets Alderman’s Go Ahead, Construction Could Start This Summer

OvertureAfter a decade of work trying to get the vacant lot at 5440 N. Sheridan developed, a new 17-story building named the Overture will likely be Edgewater’s newest high rise.

Last week, attendees at a community meeting overwhelming voted in favor of the Overture Edgewater project, 67 for and 10 against. All the current developers, Houston-based Greystar Development LLC, needed at that point was the Alderman’s green light.

“The current proposal is a solid development plan and I believe when the building is complete, it will be a positive asset for our community,” said Alderman Harry Osterman in a statement. “Based on the overwhelming support from those attending last week’s meeting and other feedback from stakeholders, I will be supporting the Planned Development for the Overture Edgewater project.”

Greystar will now go through the zoning process and obtain the necessary permits. If that goes smoothly, sources have told EVB that construction could start as early as this summer and take 18 to 24 months to complete.

The proposed building, which was designed by architect Steve Rezabek of Pappageorge Haymes, will cater to individuals ages 55 and older. It will consist of one bedroom (46%), one bedroom + den (15%) and two bedroom (39%) units ranging in size from 791 to 1,218 square feet. On the 4th floor, there will be 9,000 sq. ft. of exterior space including a pool, deck and green roof.  The interior will consist of 9,000 sq. ft. of amenity space including meeting rooms and exercise space.

The building will also have a three story parking garage with 144 indoor, heated parking spots. A total of 60 additional parking spots will be designated for the the current owners of the lot, 5445 North Sheridan Condo Association. There will also be additional outside alley spots designated for guest parking and two additional spots for car sharing programs.
