New Loft Rentals with Retail/Restaurant Space Continues Broadway Redevelopment

Construction is underway.  “We are very excited to have the opportunity to develop what we consider the most exciting new development in Edgewater in quite some time!” said Bill Gold owner and developer of the mixed-use building located at 5427-37 N. Broadway.

One year ago in a community meeting hosted by Alderman Osterman, approval was granted for Bill Gold to renovate the property that included the closed Pepitone’s restaurant after a fire in 2008. The building was an eyesore until Gold came along and the Zoning Board of Appeals approved a zoning variance and the go ahead for a living unit along with commercial space on the ground floor.

Urban meets nature, contemporary and vintage design elements converge at Broadway Green Residencies, the building’s new name.  The remodeling includes “preserving a portion of the façade to maintain the character of the existing 3 story building. That said, a great deal of the front will be rebuilt at each floor level with new windows & balconies to create a modern yet classical end result,” added Gold.

The 42 rental loft units have a versatile floor plan and condominium quality finishes.  The 2 & 3 bedroom units will include two bathrooms per unit as well as a balcony and /or decks in each unit.  A five-story elevator will be installed with direct access to the large common roof deck with great views, an exercise room with high quality equipment, bathroom, & large windows that look out onto the landscaped rear yard.

Additional amenities include 19 indoor heated and 23 gated exterior parking spaces, keyless entry system for all common area doors, state of the art surveillance and intercom system with phone & computer monitoring, sprinkler system throughout, a gated and fenced dog run, bike storage in the garage as well as storage lockers for all tenants. There will also be a garbage chute with access from each residential floor.

The building includes three commercial spaces on the ground floor. Gold hired Tim Rasmussen with Sperry Van Ness to be his commercial agent.  They are looking for a restaurant tenant for the north space at 5439 and medical/professional tenants for the 5427 building. The property has 3,400 square feet of ground floor restaurant space plus two retail storefronts. Retail storefronts can be combined into one 4,280 square foot space or two separate spaces of 2,540 square feet and 1,740 square feet. There is also a 1,000 square foot outdoor space.

The elements of granite, quartz, bamboo flooring, and porcelain that grace the rental units, main area and corridors paint an attractive picture of the new neighborhood development.  The Broadway Green Residencies continue the recent  dynamic changes happening in the Edgewater along the Broadway corridor.
