Overture High Rise Gets Community Green Light, Awaiting Alderman’s OK

overture-vote-2It has been about 12 years since the old motel at 5440 N. Sheridan was demolished to make way for new housing including a new high rise complex. Since then developers had many road blocks that prevented the building from getting off the ground. Originally called Bluewater; Houston, Texas-based Greystar Development LLC took over the project a couple years ago and renamed it Overture Edgewater.

Recently, Greystar made revisions to the plans in order to get area support. At a community meeting last night at St. Andrew Greek Church, Greystar presented the proposal one more time and awaited a vote from area residents. In the end, attendees overwhelming voted in favor of the Overture Edgewater project, 67 for and 10 against.

At this point, Greystar needs the final green light from Alderman Harry Osterman’s office and obtain the necessary permits. With the strong backing by residents last night however, the Alderman most likely will give his support.

Sources say the project could start as soon as this summer and take 18 to 24 months to complete once approved.

The proposed building, which was designed by architect Steve Rezabek of Pappageorge Haymes, will cater to individuals ages 55 and older. It will consist of one bedroom (46%), one bedroom + den (15%) and two bedroom (39%) units ranging in size from 791 to 1,218 square feet. On the 4th floor, there will be 9,000 sq. ft. of exterior space including a pool, deck and green roof.  The interior will consist of 9,000 sq. ft. of amenity space including meeting rooms and exercise space.

The building will also have a three story parking garage with 144 indoor, heated parking spots. A total of 60 additional parking spots will be designated for the the current owners of the lot, 5445 North Sheridan Condo Association. There will also be additional outside alley spots designated for guest parking and two additional spots for car sharing programs.
