Kenmore Plaza Requests Zoning Change For Expansion

Last Tuesday, October 21, the Alderman’s office hosted a meeting at Epworth United Methodist Church to discuss a zoning change for the Kenmore Plaza, a senior housing development in Edgewater. There were notices left on the doors of neighborhood residents from the 48th Ward’s office requesting attendance so the community could provide input and ask questions of the attorneys representing the building.

Representative attorney’s from the Kenmore Plaza located at 5225 N. Kenmore presented their plans for the expansion of the 1st floor area and discussed a zoning change from “RT-4 to the R-6.5”. For those of us not familiar with city zoning codes, here is the Chicago Zoning Code Summary. If that still seems confusing, the request for the zoning change was intended to extend the space on the first floor so that it would match the footprint of the existing building.


The first floor is currently office space, laundry, a meeting space, a small cafeteria area and an area they refer to as ‘the arcade’. The first floor of the building currently indents slightly, making anything above the first floor twice the square footage of the first floor. The current zoning would not allow them to expand that ground floor space so they had to seek a zoning change from the community and alderman’s office. “They aren’t building up or outside the building, they are simply opening the walls to expand what is already there to mirror the footprint of the building. The expansion will be just under 1900 square feet,” explained Alderman Osterman’s Chief of Staff Dan Luna.

Luna was happy to report that there was an overwhelming amount of support for the zone change. “Everyone was in favor. The church was nice enough to open their doors to the community so that anyone who had questions could come and ask, which they did. After the attorneys presented the plan to expand the space, Alderman Osterman called for a vote, not one person opposed it. The meeting was over within an hour.”
